PLEASE ENSURE THE AVAILABILITY DATE, LANDLORD’S REQUIREMENTS
AND FURNISHED/ UNFURNISHED STATE OF THE PROPERTY MATCH YOUR OWN
NEEDS BEFORE ARRANGING AN APPOINTMENT, TO AVOID DISAPPOINTMENT.
Having decided that a property is for you, the next step is for
each of you to fill in a questionnaire and pay your administration
fee to enable us to take references. Each tenant must be individually
referenced and will be charged a fee of £110 inc. vat. The
administration fee must be paid in cleared funds, and until funds
are cleared the property will not be held. This fee will only be
refunded if, following receipt of all satisfactory references for
each tenant, the Landlord withdraws the property availability. The
rent per calendar month does not include electricity, gas, water
or council tax and in certain circumstances a slightly higher deposit
may be required.
We will always take a credit or financial reference and expect a
full-time permanent employment reference. If you are unable to supply
such references you may be asked to provide the details of somebody
to act as guarantor on your behalf. Please allow a minimum of seven
working days for us to receive replies to our reference enquiries.
YOU ARE ADVISED TO SEEK LEGAL ADVICE BEFORE APPLYING FOR A TENANCY
AND BEFORE STARTING A TENANCY, PARTICULARLY IF IT WILL BE A JOINT
TENANCY, SO THAT YOUR LEGAL OBLIGATIONS CAN BE EXPLAINED TO YOU. |
